October 09 West Sound Market Graphs

The graphs accessed through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI).

The graphs continue to show buyer's markets. In NK and SEJ, average selling prices have recently shown a slight upward trend (mostly due to some upper end sales). In BI, the abrupt reverse to a downward trend in average selling prices has continued.

Unit sales are continuing to increase in NK, especially in the lower end of the market. They are increasing more slowly in BI, and even more slowly in SEJ. Inventories are decreasing in all three markets.

Anecdotally, there is currently more activity in the market than there has been for the last year, with a higher level of inquiries and offers. Many first time home buyers are taking advantage of the tax credit. It also appears that potential buyers have decided that the prices are close to the bottom, and with the current low interest rates, now is a good time to start taking action.
