The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). They can help you understand the market in terms of absolute numbers and trends. The average list price is calculated using all the homes currently on the market. The average sales price is calculated using the sales over the past 90 days.
The graphs continue to show sluggish buyers markets, with some signs of improvement. The increases in average market times are slowing. The rate of decrease in average selling price is slowing in NK and the average selling price took a big jump in BI. The rate of decrease in the average selling price has been accelerating in SEJ, but recently leveled. The inventories are holding steady in NK and increasing in SEJ and BI.
It is important to remember a point I made in an earlier posting about average prices (What's Driving the Average Price Decrease?) - not all of the decline in average prices is due to a reduction in selling price of individual properties. A substantial portion is driven by the fact that fewer upper-end homes are being sold. The recent big jump in average price in BI is also largely because several upper end homes sold.
